A recent analysis of 1.35 million US purchase loans (from early 2023 through late 2025) revealed something I see firsthand with my clients: even in the same month, borrower rates can vary dramatically. For the middle 80% of folks, rates spanned a 93-basis-point range\u2014which, if you\u2019re working with a $2,000 monthly budget, translates to about $28,400 in home price.<\/p>\n<p>Here\u2019s what really moves the needle: credit scores. I\u2019ve helped many borrowers, especially those with self-employed income or non-traditional profiles, navigate those crucial thresholds at 700 and 720. Raising your score from the high 600s to 720 can make a meaningful impact on your rate, not just on paper but in your wallet.<\/p>\n<p>And don\u2019t underestimate the power of shopping around. The analysis found that a very competitive lender could beat a typical one by 19 basis points\u2014roughly $5,800 in value. Small details can add up fast.
